What is the Advanced Rent Option (ARO)?
ARO is our standard complete management service with the added benefit of a year’s rent paid upfront. ARO is available for both new and existing tenancies, as long as the property is in good repair and the tenants pass a professional referencing check.

How it works
As a member of the ARO network, we pay you a years rent in advance, minus our regular fees and charges, using their exclusive Primary TenancyTM business model. The rent is subsequently collected from the tenants on a monthly basis. The rent is subsequently collected from the tenants on a monthly basis. The ARO is identical to our traditional Full Management Service in terms of functionality and other aspects.
We will find you a good tenant if there isn’t already one in the property. Prior to move in, we will confirm that the property is fully compliant and that the tenant has been professionally referenced, and we will perform all of our standard managing agency duties during the tenancy. Once the tenant has moved in and paid their first months rent, we will transfer your monies, minus our agreed fees. If you already have a tenant, your cash will be transferred once we have completed our checks, created a new 12-month tenancy, and received the first months payment.
Landlord Rent Guarantee
ARO is available with or without a rent guarantee, just like any other full management service. If you decline the rent guarantee and the current tenant does not pay the entire 12 months rent, you will be responsible for the rest, or we may collect it from a new renter at our discretion.
Unless the tenant leaves the property and their is a void, if you pick our Landlord Rent Guarantee and the residing renter does not pay their rent, you will not be obliged to return us the amount not collected. We would generally re-let your property with a new ARO for the new lease, minus the rent part not given back by the former tenant on the first ARO rental, if the renter left within the twelve-month contract.
Alternatively, if rent is owed and you decide to sell the property, you will be responsible for reimbursing the portion of the due upfront rent.
