Case Study – 1 – Creating a Second Income
Our client decided to invest in property to create a secondary income. They were at retirement age and ran a guest house that provided a good income but was time-intensive and not what they wanted to do for much longer.
Our clients were not landlords and needed support and advice about which properties to buy to meet their financial goals.
We met face to face to understand how much capital they had and the required cash flow needed from their property investment. Our clients came away with a clear picture of the types of houses that would provide that return and the time scales involved.
With our advice, our clients have invested in 2 Houses of Multiple Occupation, invested part of their capital with a trusted property investor for a fixed return and created plans to convert part of their guest house to longer-term, less time-intensive rental accommodation.
Our client’s financial goals will be met within the next 12 months and with more time for themselves.
Case Study – 2 – Overseas Landlord With No Tenants
When we contacted the landlord, he was living overseas. He had a good quality, large property with a family of 3 due to vacate the property.
His 4 bedroom property was initially let to University of East Anglia students generating a higher income. Our client was living overseas and not able to give his property or tenants enough attention.
When the property became vacant, we advertised the property to students and let it to a group of 4 students on a 12-month contract with all bills included.
The landlord now has a much higher income. He receives his rent on a fixed day of the month with a clear monthly statement. His property and tenants have the attention they needed.
Case Study – 3 – Joint Venture With Jones&Co
Our client had funds to invest and saw that investing in a property was a great way to create a secure, reliable income.
Our client didn’t have prior experience investing in Houses of Multiple Occupation and wanted to joint-venture with someone he trusted.
We sourced a property that met his and our investment goals and set up a limited company to buy the property. Jones&Co manages the property and recently refurbished it to maximise its rental income.
Our client now has money invested in a property, has a reliable return, and knows his property is being cared for by experienced property investors and managers.
