SECTION 5 – DURING A TENANCY
During A Tenancy, As A Landlord, You Must…
- Keep in repair and working order the installations for the supply of water, gas, electricity and sanitation, heating of space and water.
- Keep property fit for habitation at the start and duration of the tenancy.
- Keep the structure and exterior of the property in repair.
- Carry out repairs within a reasonable period. A reasonable period will depend on how it affects the tenants and the property. Some repairs will be more urgent than others.
- Maintain any appliances and furniture you have provided.
- Fit smoke alarms on every floor and carbon monoxide alarms in rooms using solid fuels and make sure they are working at the start of the tenancy.
- Arrange annual gas safety checks.
- Arrange a five-yearly electrical safety check.
- Get a license for the property if it is licensable.
- Consider taking specialist landlord insurance.
- Consider insuring the building to cover damage from flood or fire.
- Ensure your tenants know how to operate the boiler and other appliances.
- You must permit the tenant rights of ‘quiet enjoyment.’ You must give at least 24 hours notice of visits to the property for maintenance or viewing. You must not enter the property unless you have permission to do so, even if the tenant is absent.
During A Tenancy, A Tenant Must…
- Pay rent on time.
- Pay bills on time.
- Look after the property.
- Get permission before attempting repairs or decorating.
- Be considerate to the neighbours, or the tenant could be evicted for anti-social behaviour.
